Daniel Hammond
Complaint Summary
Daniel
Hammond was working as an appraiser in Florida. He came up on
charges (details below) and the state of
Florida revoked his license - what a concept !!! Daniel
Hammond solved this problem by moving to Colorado, where they don't
revoke licenses and apparently don't much care about things that happen
in some other state.
Daniel
Hammond is a Certified Residential appraiser in good standing in
Colorado.
Everyone
deserves a second chance. Right?
This was the
account of what happened in Florida, from a credible source. These
comments are dated (approx) Sept, 2005.
Daniel
Hammond was a State-Certified Residential Appraiser in Florida. Not sure
when he got his Colorado License, but he did have it at the time the FREAB heard his case. He also had a Florida Trainee that was inactive
when the case came up.
The complaint involved two appraisals of duplex properties in Tampa, FL.
both were on the same street. Both were boarded up and condemned by the
City of Tampa on November 25, 1998. Hammond's appraisals were completed
in August, 1999. Although he certified to interior and exterior
inspection in his appraisal reports, access was not possible due to the
propertied being secured. Hammond admitted he did not make an interior
inspection.
At the request of the loan originator, Hammond falsified information
concerning the condition of the improvements (stated 'average') and
falsely stated both were single family residences. He admitted this
during the investigation.
The complaint was filed by SouthTrust Bank, after they ended up with the
loans and ran them through their quality control.
Mr. Hammond did not appear at the informal hearing. The motion to find
guilt on four counts was passed unanimously, as was the motion to revoke
his license.
