  1. location, location, location

Analysis/Commentary/Examples:

#1 - This is "the" real estate cliché because it's true.

Q - what are the 3 most important characteristics of a piece of real estate?
A - location, location, location

#2 - My budget's been cut.  Used by government employees.  Stewart Leach attempted to make a career out of this one statement.  He got fired.

#3 - I used to be an idiot - now I'm not.  Used by appraisers as the number one defense to any complaint.  Classic examples include James Esters, quoted in the Denver Post, 07/16/06:

That report "was back when I first started" as an appraiser, he said. "I didn't know the ins and outs of the business.

Another classic example is Elizabeth Butler.  In the first paragraph (01/18/06), she says she used to be an idiot:

I was not aware of the concessions of the sales comparables. This information was not printed in the MetroList Sold Books that I used. The Realtors were not forthcoming about points or concessions when I called therefore, none was reported in the appraisal report. This is not a case of failure to do due diligence. The information was not available to me.

And in the next paragraph, she says 'but now I'm not':

In approximately December 2004, Mr. Clarence Williams of Rural Development told me I needed to call Metrolist to find out how to get the information that was not listed in the book.  I called and the man in customer service actually walked me through the steps telling me how to go on line.... that gives me more complete information.  In addition, after my conference with the FHA Officials, I received a card "Colorado Comps" that helps me further with complete information. This is a feat in itself because I don't have to depend on the word of busy Realtors.

#4 - Now is the time to buy !!  Used by real estate agents.  A recent example is Tim O'Keefe, Guard Your Mind.  In the comment section:

When is the time to buy? It is always NOW!

#5 - We're going to be ordering lots of appraisals in your area in the near future.

This is what mortgage brokers say when they want something from an appraiser - listen to this shocking example.

#6 - Lipstick on the Pinto.  No comment necessary.
