This is a complaint filed against appraiser James T. Voss, Colorado license number AL40027232.

Subject Property:  2300 S Espana St, Aurora, CO  80013, effective date of the appraisal 8/7/04.

A summary of the major issues:

1)        Neighborhood boundaries are wrong.  The subject property is not within the given neighborhood boundaries.

2)         Predominant $ value in the neighborhood is overstated

3)         The report is misleading on the prevalence of seller concessions and their impact on the market.

4)         $34,000 seller concession missed on comp #2

5)         The appraisal incorrectly states that the subject has a covered porch.

6)          Appraised value is $12,000 too high.

7)         Improper and inadequate analysis and disclosure of the sales contract.
