Board of Real Estate Appraisers This is a complaint filed against appraiser James T. Voss, Colorado license number AL40027232. Subject Property: 2300 S Espana St, Aurora, CO 80013, effective date of the appraisal 8/7/04. A summary of the major issues: 1) Neighborhood boundaries are wrong. The subject property is not within the given neighborhood boundaries.2) Predominant $ value in the neighborhood is overstated3) The report is misleading on the prevalence of seller concessions and their impact on the market.4) $34,000 seller concession missed on comp #25) The appraisal incorrectly states that the subject has a covered porch.6) Appraised value is $12,000 too high.7) Improper and inadequate analysis and disclosure of the sales contract.Enclosed is a copy of my Field Review which is provided as support for this complaint.
